In 2019, Sinarmas Land Limited (“SML”) invested A$40 million into Mapletree Australia Commercial Private Trust (MASCOT). MASCOT is a commercial-focused private fund fully invested at closing with an aggregate committed capital of approximately A$654 million. The portfolio features 10 high quality Grade A office assets with high occupancy and diversified tenant base that are strategically located in key Australian gateway cities namely- Sydney, Melbourne, Adelaide, Brisbane and Perth. The net lettable area of the portfolio stands at approximately 160,000 square metres with total asset value of about A$1.4 billion as at 31 March 2020.
Mapletree Investments Pte Ltd (“Mapletree” or “the Group”) is the sponsor of MASCOT with a 27% stake in the Trust. MASCOT is managed by Mapletree Real Estate Advisors Pte. Ltd. (MREAL), a wholly-owned subsidiary of Mapletree.
The commitment in MASCOT marks our first investment exposure into Australia and signifies the start of our relationship with Mapletree.
22 Giffnock Avenue comprises two office buildings (South building and North building) located in Macquarie Park, Sydney. Constructed in 2013, the Grade A South Building is seven-storeys with two basement levels of car park, and has large floor plates of approximately 1,400 sqm with a NABERS energy rating of 5.5 stars. The North building was refurbished in 2011. The three-storey building has a floor plate of about 1,200 sqm. Total NLA of the two buildings are 13,394 sqm with a NABERS energy rating of 5 stars.
